The mission of the Louisiana Real Estate Commission is
to serve and protect the public interest in real estate
transactions and other real estate related activities.
Continuing education is one of the tools used to carry out
our mission. In accordance with
R.S. 37:1437.C(6)(a)(i), the
annual continuing education requirement is twelve (12)
hours. Four (4) of these hours must be completed
in the mandatory topic specified by the commission each
year. Remember that all continuing
education hours must be completed prior to
submission of your license renewal.

If a licensee has completed twelve hours of
approved continuing education this year but
didn't complete the continuing education course
required by the local board, will the LREC hold
up the renewal of the license until the licensee
completes the board-required course? |

No. The Louisiana Real Estate License Law
requires each licensee to complete twelve hours
of approved course work. Four of the twelve
hours must be completed in the annual mandatory
subject designated by the Commission. The
requirements and conditions for membership in Realtor boards are not issues under the
jurisdiction of the Louisiana Real Estate
Commission. |

Does the Commission require mandatory continuing
education subjects as part of the twelve-hour
requirement for active licensees? |

Yes. By law, four of the required continuing
education hours shall be in subjects specified
by the Commission. |
|
|
Can the Commission require more than one mandatory
subject each year? |
| |
Yes;
however, at this time, the Commission has
decided to designate only one subject per year. |
|
|
If a licensee completes sixteen hours of approved
continuing education this year, will the licensee be
exempt from the continuing education requirement next
year? |

No.
There is no provision in the law for a carry
over of unused hours to the next license cycle
for the active licensee. The Commission will
record these hours in the licensee's continuing
education record; however, they will not be
applied for continuing education credit. The
licensee must complete twelve hours of approved
course work during each licensing period to be
eligible to renew for the next period. |

If a licensee completes a real estate seminar in another
state and the seminar is not on the Commission's
approved list, can the licensee receive continuing
education credit toward license renewal requirements? |

The licensee must request a review by submitting
proof of attendance, date of completion, length
of course and information on course content. The
licensee will be notified in writing of the
results of the review. |

If a licensee fails to complete the current twelve-hour
continuing education requirement by December 31, will
the licensee be required to pay a delinquent penalty? |
| |
Yes. In this case, the licensee is not eligible
to renew the license and cannot act in the
capacity of a licensee until the continuing
education requirement is fulfilled. |

If a licensee wishes to transfer to inactive
status this year and has not completed the
twelve hour continuing education requirement,
will the LREC require the licensee to obtain the
twelve hours prior to transferring the licensee
to the inactive license status? |

No. In this case, the licensee may
transfer to inactive but will be required to
complete the continuing education prior to
returning to the active license status. |

What is the continuing education requirement for
inactive licensees? |

The continuing education requirement for
inactive licensees transferring to active
license status is as follows:
ONE TO THREE YEARS - TWENTY (20) HOURS
THREE TO FIVE YEARS - FORTY (40) HOURS
FIVE YEARS OR MORE - EIGHTY (80) HOURS |

Are there mandatory courses which must be completed by
inactive licensees? |

Licensees remaining in the inactive license
status for two or more years must complete a
four-hour course covering the Louisiana Real
Estate License Law and Commission
Rules/Regulations. This course must be completed
within one year prior to the date of the
transfer of the license to active status. |

How long can a licensee remain in the inactive license
status? |
| |
A licensee may remain in the inactive license
status indefinitely, provided the licensee complies with
the yearly inactive renewal procedures. |
|
|
Can the inactive licensee continue to attend continuing
education programs and receive continuing education
credit during the inactive license years? |
| |
Yes. There is a five year limitation on the
acceptance of continuing education hours for
those licensees remaining inactive over five
years. For example, if a licensee has been
inactive since 2002 and wishes to return to
active license status on May 1, 2009, the LREC
would consider for credit only those
hours completed by the licensee in the time
period of May 1, 2004 through May 1, 2009. |

Can an inactive salesperson earn credit toward the
four-year experience requirement for broker while in the
inactive license status? |
| |
No. The four years of experience as a
real estate salesperson that is required for
broker license eligibility must be earned as an
active salesperson. |
|
|
Must the inactive licensee pay errors and omissions
insurance? |
| |
No. During the period the license is in
inactive status, the licensee is prohibited from
engaging in
any
activity requiring a real estate license. |
|
|
What happens if the inactive licensee fails to renew the
inactive license by December 31? |
| |
The inactive licensee must renew the inactive
license on a delinquent basis by March 31 or
lose the license. |

Distance Learning for Continuing Education Credit |
|
The
Louisiana Real Estate Commission and the
Association of Real Estate License Law Officials
(ARELLO) have approved the following sources to
provide continuing education hours through distance
learning. All
distance learning courses require the student
to pass an examination to receive credit. |
